City sets limits on architectures

Shanghai will raise greenbelt and public space while cut down on plot ratio, especially in downtown areas, according to the local urban planning administration regulation executive on December 1 last year.
Besides limiting the plot ratio of residential properties no more than 2.5 and of office buildings no more than four inside the city's Inner Ring Road, the new regulation also set restrictions on the width of architectures, with parking radio in city center at least 0.6 vehicle per household, according to the Shanghai Urban Planning Management Bureau yesterday.
Shanghai will strictly limit the number of architectures and their width in downtown areas.
According to the regulation, if the height of an architecture is no more than 24 meters, the projection of the building width should be no more than 80 meters; if the height is between 24 and 60 meters, the projection should be no more than 70 meters; and if the height is more than 60 meters, the projection should be no more than 60 meters.
For an architecture group made up of several buildings with different heights, the projection of the combined width should be no more than 70 meters, the regulation indicated.
For new residential properties in city center, the parking ratio should be at least 0.6 vehicles per household, and it is to say, every three households must have at least two parking spaces, with households inside the city's Inner Ring Road having more parking spaces.
The parking ratio of residential properties in local suburban areas should reach 20 percent higher than that in city center, according to the regulation.
